    MY JOURNEY ON SERVICE ACCOMMODATION SO FAR….

    One of the feedbacks I regularly receive from my clients is that I walk the walk and don’t just talk the talk.

    I am a landlord with a portfolio of properties, ranging from flats, houses and HMO’s and have been for nearly 30 years. This means I feel the joy and the pain of being a landlord, I have experienced the voids and learnt how to overcome them, I have had (along time ago) the bad tenants and learnt how to avoid them as well as the cheap contractors who turned out to what they were worth! Because of this I can pass on this huge experience and knowledge to my clients and they in turn benefit from receiving good quality tenants, good quality contractors at reasonable prices. I like to think our service isn’t just excellent but superior as well as very often going beyond the normal call of duty.

    HMO DEADLINE – 1ST OCTOBER

    If you rent multiple rooms to 5 or more people, forming two or more households, then you need a license and the deadline to apply is 1st October 2018.

    Up and until now, landlords only required a license if you had five or more people AND over 3 or more floors. The new changes have taken the ‘AND’ out and you now require a license whether they are on one floor or more.

    Landlord Jailed For 12 Months

    A landlord in Huddersfield has been jailed for 12 months in July 2018 in a trail that took 2 weeks.

    Two boys aged three and two, sadly died in a rented house fire, which was started by a tv in the boy’s bedroom. Due to no smoke alarms being fitted at the property, they were not alerted in time to save the boys.

    I must admit for the last 12 months I have felt a cloud over my head and wondering where is the industry is going?     Is Your Property Protected Against Fraud?

    Your property is probably the most valuable asset you own. That’s why it’s important you do whatever you can to protect it from the risk of fraud.

    Property fraud happens in many ways, but typically a fraudster will impersonate a homeowner and forge documents to try to persuade Land Registry to transfer the title into their name. They then either sell the property or use the property to raise a mortgage from a bank – and disappear with the money.

    Have You Had a Sale Fall Through?

    A new research by Market Financial Solutions found that property purchases fall through more often than we think.

    11.91 million of us have had an offer accepted over the last 10 years, this is 23% of the UK adults. However, 3.91 million of those offers accepted, fell through before the completion date. London had the highest at 61% and Scotland the lowest at 15%.
