  • Whether you are looking to rent or sell your property, you hope the agent you decide to go with has given you a realistic valuation. Based on their ‘expert’ advice you expect your property to be let or sold within a certain time period.

     

    It could be the agent has expressed a lower figure than you wanted, however, they have opted to go with your valuation, with hopefully the expectation that you may need to lower the price if the market does not produce any or very few viewings.

    Why am I saying this?

    I received a call this week by a vendor moaning his agent was very quiet, they started marketing the property in January and to date there has only been one viewing and he wanted my advice.

    After visiting the property, I telephoned the vendor and said if I had the money I would not buy his property and listed the many reasons why as well as all the much nicer properties I could buy within a quarter mile radius of his property for far less, in fact in my opinion the price was £50,000 too much!

    Now, it could be the agent had expressed this at the outset, and it could be the vendor felt he was more experienced in valuating the property than the agent – not completely unheard of as many vendors or landlords do believe their property is worth more.

     

    As an agent, is it is incredibly difficult sometimes to find the balance. At Move On we strive to be as honest as possible, and that can lead us to sometimes to not winning a valuation because another agent has been more brazen in saying they can achieve the higher figure, when in fact all they want is to list the property. Once the property is on and you are tied into an agreement, they can come back to you in a few weeks and ask you to lower the price.

    Nothing wrong with this, if the honest conversation was told at the beginning. But when it isn’t, the vendor or landlord is felt cheated, lied to and thus gives agents the bad name.
